First Class PR Properties is a Puerto Rico real estate investment company focused on the San Juan metro area and north coast, from Bayamón to Canóvanas. We acquire multifamily buildings, value-add homes, off-market properties, and land with hospitality potential, one carefully chosen property at a time.
About
First Class PR Properties started in 2025 with a simple philosophy: find opportunity, improve it thoughtfully, and create lasting value.
We began with residential renovation in Puerto Rico. That work grew into a broader strategy of looking for properties with untapped potential: homes that need strategic rehabilitation, apartment buildings ready to be repositioned, and land that could become a distinctive Puerto Rico experience.
Investment focus
We are actively buying multifamily properties and apartment buildings in Bayamón, Guaynabo, San Juan, Carolina, and nearby north coast communities. We look especially for buildings we can improve, reposition, or operate as short-term and medium-term rentals. We review both listed and off-market multifamily properties.

Renovations are often done with First Class Repairs LLC, our local construction partner, so planning and execution stay closely coordinated.
Selling a house that needs repairs? We buy properties in as-is condition.
We also evaluate land suited to eco-tourism, glamping, and boutique hospitality, where the setting itself can become part of the guest experience.
Projects
In DevelopmentBamboo Nest is a nature-centered glamping and hospitality experience in development in Canóvanas, near El Yunque. It combines glamping accommodations, tropical landscaping, natural materials, private outdoor spaces, and carefully designed guest amenities.
Instead of simply placing accommodations on land, we are designing Bamboo Nest around one question: How can the property itself become part of the experience?
Our first projects set the foundation for First Class PR Properties. We found overlooked homes in Puerto Rico and improved them through targeted renovation. That work still shapes how we evaluate every property: we look past what a building is today to see what it could become.

Founder & Principal
Olivia Odileke founded First Class PR Properties in January 2025 to invest differently in Puerto Rico real estate: find overlooked properties, improve them thoughtfully, and build assets designed for long-term value.
Olivia is an entrepreneur and experienced business builder. She approaches real estate with the same question that has guided her whole career: What is possible here that other people may not see yet?
That question took First Class PR from its first residential renovation into multifamily acquisitions and the development of Bamboo Nest in Canóvanas. Today, Olivia is growing the company's portfolio across the San Juan metro area and north coast while building relationships with property owners, local professionals, and investment partners. She is also the author of How to Start a Business in Puerto Rico.
